About Yehavim Construction Project Management Ltd.


Since its establishment, the Yehavim Construction Project Management Group has gained extensive experience managing and constructing profitable commercial real estate projects and complex residential buildings. In recent years, the Group has focused on urban renewal projects (TAMA 38/1 and TAMA 38/2) in North Tel Aviv and Jerusalem.

To date, the Group has developed and managed 15 projects that have already been completed and populated – some involving typical construction processes and some involving TAMA 38 processes. At the same time, the Group is engaged in the management and support of projects for subsidiaries and for external entrepreneurial companies.
As a Group with economic stability and demonstrated financial strength, it receives financial support for all projects under its management from Israel’s largest banks and leading investment funds in the field of real estate.

Experienced Management
The Yehavim Group was founded and is now under the management of Eli Bitton. Attorney Ofir Yaholom and Merav Eden, contribute their skills and professional experience to the effective execution of the projects: Eli Bitton, with 30 years of experience in construction contracting and entrepreneurship, is responsible for all procedures until they are completed with the highest quality, while Ofir Yahalom with 30 years of experience as a lawyer in the field of real estate accompanies complex projects while shortening bureaucratic procedures; with Merav Eden responsible for managing the Group’s headquarters and projects.
There are six permanent employees and 20 other external contractors, including construction inspectors, lawyers, engineers, accountants and tax advisors.

The Tenants Share In The Success
From its first days, the Yehavim Group has considered its clients (especially when it comes to the owners of the rights to the land in urban renewal projects) partners in its success. Consistent with this concept, the Group works with tenants and buyers on all process issues, at each step. All along the way, the tenants receive personal support and cordial and warm treatment, and when necessary, they can contact the Group’s managers directly, who in turn make every effort to provide a response to their needs and requests, including personalized planning while providing creative solutions and fast, high-quality execution. Group representatives also inform clients at all stages of planning and implementation. To maintain its professional reputation, the Group strives to improve its projects for the well-being and quality of life of tenants.

Various TAMA 38 projects in Tel Aviv
Completed and Populated:
• A TAMA 38/2 project, at 24 Malan Street, Kerem HaTeimanim neighborhood – the existing building was demolished and a luxury building with 9 apartments on top of a commercial floor was added.
• A TAMA 38/1 project at 5-7 Bergson St., Neve Avivim neighborhood – the project included strengthening of the existing buildings and the addition of 16 new apartments in each building.
• A TAMA 38/1 project on 14 Bareli St., in Tel Aviv’s “Shikun L” neighborhood – the project included strengthening of an older building and the addition of 5 new apartments.

Now Under Construction:
• A TAMA 38/1 project at 3-13 Tagore St., Neve Avivim the project includes strengthening of an older building, the expansion of the 48 existing apartments, and the addition of 18 new apartments and a parking basement.

Now Being Planned:
• Projects in Tel Aviv: on Yarkon, Dizengoff, Shlomzion Hamalka, and Tudela streets.
A Selection of Residential Projects in Jerusalem That Have Been Completed and Occupied
• 4 Ha’Ari, in Rehavia – a 1200 square meter luxury project – apartments and a commercial floor.
• 137 Agrippa, Nachlaot neighborhood – a new residential building with 8 apartments above a commercial floor. The apartments were delivered to the tenants in 2007.
• 141 Agrippa, Nachlaot neighborhood – strengthening of an existing building and the addition of new apartments on top of the building’s roof.
• 149 Agrippa, Nachalot neighborhood – a project within the framework of a purchasing group, involving construction of a 15-unit residential building on the roof of an existing building. The apartments were delivered to the tenants in 2008.
• 8 Ma’on, Nachalot neighborhood – a residential building with 9 apartments. The apartments were delivered to the tenants in 2005.
• 15 Eilat, Nachalot neighborhood – construction of a residential building with 7 apartments. The apartments were delivered to the tenants in 2004.
• Ovadia Somekh, Jerusalem – strengthening an existing building and adding 21 new apartments.

Commercial and Hotels -Completed Projects
• Kramim Park – next to the Ein Hamed interchange, on an area of 100 dunams, a complex was built that includes commercial spaces, offers indoor and outdoor recreational activities, and more.
• Ha’refat – a commercial center covering an area of 2000 square meters, was built on a 7-dunam plot in the historic Ha’refat complex, at the entrance to Kibbutz Kiryat Anavim. Part of the project is completed and active, and part is still in the construction permit phase.
• Shoresh Apartment Hotel – a building with 66 apartments covering 5,000 square meters was built in the Shoresh settlement as an additional wing to an existing apartment hotel.
• Shaul Ha’Melech Mall, Be’er Sheva – a commercial center covering 8,000 square meters was built on a 5-dunam plot of land, in Be’er Sheva’s Neighborhood 11. The mall is leased and managed by the Ariel Promol Company, which was a partner in the project.
