About Shikun & Binui Real Estate Ltd.

Shikun & Binui Real Estate is Israel's leading real estate company and the entrepreneurial arm in Israel of the Housing and Construction Group. The Company has existed for over eighty years, during which it has already built close to 200,000 housing units in which more than a million Israelis live. Currently, in various construction stages are some 2,400 housing units in 22 projects across the country, along with 100,000 square meters of commercial, rental housing, and student dormitory space.

Shikun & Binui Real Estate’s activities are carried out within Israel and primarily include promoting residential construction projects intended for sale and/or rent, including purchase, planning, improvement, development and sale. The Company also focuses on projects for the construction of office buildings, industrial and commercial buildings intended for rent and, of course, student dormitories.
Shikun & Binui Real Estate has significant real estate holdings on which over 10,000 housing units are planned to be built. This inventory also comprises “older” land where the rights have been acquired or leased since the 1950s and land that the Company has purchased and developed in recent years. The Company also strives to expand its urban renewal activity, especially in areas of demand and promotes the construction of projects of thousands of housing units in the field. Shikun & Binui has decades of experience and reputation and can lead quality projects and provide security and peace of mind to homeowners.
Shikun & Binui Real Estate works with the relevant planning bodies to amend the real estate designations or change the master city plan. It does this, inter alia, by increasing building rights, amending the permitted uses, and changing the construction required by the master plan. The Company also operates in urban renewal with a large backlog of projects in Tel Aviv along with large projects in the periphery. Regarding its urban renewal projects, the Company is promoting some 14,000 housing units. It has an immediate backlog of projects where over 80% of the tenants have signed agreements to construct more than 500 housing units, all in Tel Aviv.
The Company focuses on urban renewal in Or Akiva’s in-demand areas in the northern Sharon, Tel Aviv and Gush Dan, Ramla and Jerusalem. All Shikun & Binui projects are in various stages of maturation. The Company also has many and varied projects in Tel Aviv.
There is no doubt that the Company’s investment in this field will make it a market leader.

Examples of Projects
Smuts Boulevard in Tel Aviv – demolition of 4 buildings with 45 units and the construction of 4 new 8-story buildings that will offer 86 housing units. This project is being undertaken jointly with an urban renewal company.
At the intersection of Ha’Amoraim and Ha’Savoraim streets in Ramat Aviv, in the Neve Avivim neighborhood – 2 9-story buildings with 70 units, for the marketing of 43 new units. The project is being undertaken jointly with Even Derech.
On Pri Megadim Street in Tel Aviv’s Nahalat Yitzhak – where five older 2-story buildings will be demolished, and a 30-story tower will be built in their place, which will offer some 160 units and more. There are other projects currently in the evacuation-reconstruction route: in Neve Sharet – Achi Decker, in Ramla – Yoseftal, the Shazar neighborhood in Or Akiva and more.

The Company’s perception of urban renewal – the process of promoting a project for urban renewal is complex, multi-stage and multi-reversal. According to the Company, good communication between all partners will help the project to mature. A project based on the tenets of trust and sharing has a greater chance of success. Excellent professionals in planning, economics, law and public participation are essential as a condition for the project’s success. Multiple conferences, round tables, meetings, online and various media groups are also critical to success. Sharing is a top value in urban renewal projects.
In addition to residential construction, Shikun & Binui Real Estate is also involved in the initiation, marketing and rental of various office and commercial projects involving shopping malls, leisure, industry, storage, student dormitories, parking lots and gas stations. For example, the “Ir Yamim” mall in Netanya, the “Design Plus” home design shopping center in Be’er Sheva, and the Sha’ar Hatzafon mall (IKEA) in Kiryat Ata.
Recently, the Company deepened its penetration into rental housing, for example, in a BOT project for student dormitories at Tel Aviv University (the Einstein and Broshim complexes). The Company now owns more than 3,000 dormitory rooms for rental purposes in addition to commercial centers. The Company also has made available 333 rental homes in Jerusalem and 48 rental homes in Harish this year. It is currently building a housing complex for rental purposes for young people on the Haifa Port campus, along with winning a new tender for the construction of some 200 new homes in Tel Aviv.
Shikun & Binui Real Estate’s projects are planned and built in accordance with existing principles, which the Shikun & Binui Group has adopted as a vision. The Company’s buildings comply with the Israeli standard for “Green Construction” and specific projects also comply with the strictest of international standards – LEED and LEED GOLD.
