Meshulami Buildings Ltd. has extensive experience in combination transactions and TAMA 38/2 projects with all economic, planning, and regulatory aspects involved; and has developed unique work processes, a move made in consultation with a leading team of engineers and architects and collaboration with experienced field and execution teams.
That the Company centralizes under one roof all phases of initiation, planning, engineering, and execution, allows it to provide its clients with the best solution. The client does not have to hassle between the contractor demolishing the older building and building the new apartment, the marketing and salespeople, the legal department, the engineering department, and other factors. Concentrating all these factors under one roof is another advantage; it also allows the Company to successfully deal with one of the most problematic vulnerabilities in construction in general and urban renewal in particular – the permit issuance phase. Thanks to its advanced planning methods, the cooperation between the various in-house departments, and the professional working relationships with the municipal committees and regulatory authorities, the Company overcomes the bureaucratic barriers and shortens the lengthy processes involved in issuing permits: the result–a significant shortening of the project time and a reduction in costs.
The Company’s design team attends to all engineering solutions, from the presentation stage of the plans to the tenants, negotiations, and the perfect coordination and improvement of planning in the execution phase.
The significant investment in planning is reflected in simple delivery and systems that operate at the highest level and with simple maintenance.

Unique Construction Method
In addition, the Company uses a unique construction method called “Top-Down,” under which construction is carried out downwards and upwards at the same time. This method shortens the construction time by several months and ensures construction of the highest quality, further evidence of the Company’s capabilities in planning and construction. Recently, Meshulami Buildings Ltd. was added to the directorate of recommended developers of the Urban Renewal Directorate of Ramat Gan.

Close Attention and Client Service – All The Way
The Company works closely with its clients and attends to all their needs throughout: from the negotiation and coordination phase between the tenants, through a deep understanding of the law’s requirements, analysis of building rights, and first-rate engineering consulting, to contracting by a professional and dedicated team. The project continues during the planning, licensing, banking, construction, and delivery phases, and ends with accompaniment and care for the tenants as part of the post-occupancy inspection service.
