Vitania has a projects construction and management agreement with S.G.S. Construction Ltd., providing it with the highest level of execution and operating capabilities at competitive prices. The Company has already built over 300,000 square meters of office, commerce and residential buildings. .
Vitania currently owns about 180,000 square meters of income-producing properties in desired locations in Tel Aviv, Herzliya and Or Yehuda, along with another 200,000 square meters at various stages of planning, development, construction, and marketing.
Ziviel House in the Ramat Ha’Hayal Industrial Zone: Located on the corner of Ha’Barzel and Ha’Nehoshet streets in Ramat Ha’Hayal, Tel Aviv. An office and commercial building with an overall area of 32,000 square meters and 30,000 square meters of underground parking and storage areas. In addition, Vitania has completed the construction of another hotel building, leased out under a long-term rent agreement to Fattal Hotels, under the “Leonardo” brand. The building is rented to various tenants (mostly under long-term agreements) such as Altshuler Shaham, Gett Taxi, Leumi Bank, and an Arcaffe branch. Vitania holds 47% of Ziviel Investment Ltd., which in turn holds 60% of the rights of Ziviel Building.
Verint House, Herzliya Pituach Industrial Zone: On Maskit St. in Herzliya. An office and commercial building with a super-structure area of 19,000 square meters leased to Verint under a long-term agreement. The super-structure is built over a sub-structure of 26,000 square meters designated for light industry, parking, and storage. The ground floor is leased to the Sebastian restaurant and a showroom of Electra Consumer Products.
Vitania House, Fedco: Located on Herzliya’s Maskit St., The building has a unique architectural design with an exceptional courtyard, and won the first prize in a competition for excellence in the construction industry in 2018. An office and commercial building with a surface area of 20,000 square meters and an additional 20,000 square meters of underground parking and storage space. The offices are leased to Apple, AppsFlyer, Decor Kitchens, Fervital Marble, and Bugaboo.
Terminal Park: An office, hi-tech and commercial project in Or Yehuda’s Industrial zone, nearby Route 412 that connects Shapirim Junction with Or Yehuda-Yahud. The project’s strategic location is close to Ben Gurion Airport, Route 412 and another road to be built and designed to connect the complex directly to the Mesubim Junction. The project includes two office/commercial buildings with an area of 50,000 square meters above ground, and 34,000 square meters underground for parking and warehouses. The first stage of the project, about 30,000 square meters of offices and 20,000 square meters underground, has been populated since 2011 by tenants such as Netivei Israel, The Leumit Health Maintenance Organization, Cadent, Tlalim Group, Valtech Cardio, MyHeritage, and Courier Networks. The commercial areas are leased to Super-Pharm and Arcaffe. The second stage of the project includes a super-structure with an area of 20,000 square meters and storage and parking areas of 14,000 square meters. Building occupants include Gaon Holdings, Netivei Ha’Kama, and others.
Vitania Migdal Beach: A commercial project near the Migdal Junction and the Migdal settlement, nearby Lake Kinneret’s beach. An open commerce building with 5,000 square meters leased to tenants such as the Dabach Supermarket, the Magdalena Restaurant, a pharmacy, Aroma, Pizza Hut, and more. Vitania is currently planning the center’s expansion by another 1,400 square meters. Nearby the complex are land reserves of 18 dunams designated leisure and hotels.
Amtzur House, Herzliya Pituach Industrial Zone: Located on Hasadna’ot St. a commercial purpose building with a super-structure area of 19,400 square meters, built over a covered area of 21,000 square meters for parking and storage. The project houses diverse tenants, most of which are long term, such as Nuvoton, Yam Suf Hotels, Walla Shops, a Lexus showroom, Japanika and more.
Ha’Tachana, Neve Tzedek: Vitania won the Tel Aviv Municipality’s tender for restoration, preservation, and operation of the old train station complex in Neve Tzedek. The complex covers 16 dunams, of which 4,000 square meters are for commerce, along with 16 buildings, terminals, and other open areas. The complex activities include a “futuristic” movie theater, a virtual tour experience in a restored railcar, galleries, music concerts, street theater, designer stores, restaurants, coffee shops and more.
Drisco Hotel – American Colony: At the corner of Orbach and Eilat streets on Tel Aviv-Jaffa border, on a 2.4 dunams plot, two preservation buildings: the former “Keren” restaurant and the Jerusalem Hotel (with an overall area of 2,500 square meters), were renovated and re-opened as a luxury 43-room boutique hotel that has already been ranked first on leading hotel sites. The hotel lobby and basement have an upscale chef restaurant and an international bar.
Projects Now Under Development
Vitania Tower, Ramat Ha’Hayal: This office tower is located on the corner of Raul Wallenberg and Dvora Ha’Nevi’a streets, near the entrance to Kiryat Atidim. The tower has 17 stories with an overall area of 19,500 square meters and three parking floors with an area of 35,000 square meters. On the ground floor, is a “Tiv Ta’am” supermarket with 5,000 square meters.
The tower which is undergoing final adjustments is built in accordance with the strictest green building standards and principles, enabling energy and cost savings and offering tenants with particularly functional planning, optimal gross/net ratios, a lavish technical spec, and an upscale lobby. The tower was leased in its entirety to Teva, which established its new headquarters, which will be relocated during 2020.
The Vitania Tel Aviv Project: The plot, about 12 dunams, is located on La Guardia Street, next to the Ayalon Highway. Vitania is building a showroom and office space with an overall area of 48,000 square meters.
In the first stage, basements with an overall area of 28,000 square meters and two showrooms for Mazda-Ford, BMW, and Mini Cooper vehicles, with three floors, were built. The exhibition halls, which are noted for their exceptional architecture and multiple engineering elements, were opened at the beginning of 2019. In addition, a 36-story office tower covering an area of 40,000 square meters will be populated during 2020.
In 2019, a Municipal Town Plan was approved for an additional 100,000 square meters, which will make up the third stage of the project. This new stage will be noted for mixed uses of residential, commercial, hotel and office space. Construction is expected for the last quarter of 2019.
Atrium 2 – Modi’in: In the Modi’in Industrial Zone, Vitania and CPM Ltd. are now building a 10,000 square meters office building for rental. The building population is expected in the summer of 2019 and an additional building–Atrium 3 – is already in planning, and its construction is expected after the construction and population of Atrium 2.
Vitania-Carasso, Petah Tikva: In Petah Tikva’s eastern entrance, facing the Ha’Moshava Stadium and near the railway and light rail stations, Vitania is planning, in cooperation with Carasso Real Estate, an office, and commercial complex with a built-up area of 80,000 square meters, on an area of 25 dunams. The first stage, construction of which began in 2019, includes the construction of the parking basements and a 20,000 square meters office and commercial building.
