Income Generating Properties
The company owns 19 hi-tech, logistics and industrial parks and centers, located in 16 cities, covering a total area of 973,000 square meters, mostly in high-demand areas. The company also has 130,000 square meters in various licensing, planning and construction phases, 472,000 square meters of construction land reserves and 180,000 square meters awaiting municipal building permits.
The company has more than 440 lessees, and its occupancy rate is approximately 97%.
The company closed 2018 with revenue of NIS 459 million, net profit attributable to shareholders of NIS 276 million, equity of NIS 2.4 billion, investment property of NIS 6.8 billion, and a dividend yield of 5.5% On December 31, 2018 the company was valued at NIS 3.4 billion.
Hi-Tech, Logistics and Industrial Parks and Centers
The company focuses on the promotion, development, planning, construction, and management of hi-tech, logistics and industrial parks and centers while explicitly addressing the unique requirements of its lessees, such as adaptation to various industries, including knowledge-intensive industries, biotech industries and so on. The parks have multiple advantages, such as central location, CLASS A buildings, high accessibility to main thoroughfares and trains, complimentary services for park residents (clinics, post offices, shuttles, diners, kindergartens and more), parks and green spaces, cooperation agreements with academic institutions, etc.
Gav Yam’s Hi-Tech Parks and Centers
ToHa1 – Located in a thriving business center adjacent to the Ayalon Freeway’s Ha’Shalom interchange, and close to the Ayalon railway – with 89,000 square meters, of which 57,000 square meters are above ground. The tower has been populated since the beginning of 2019 and now houses leading companies such as We Work, Natural Intelligence, Tufin, Motorola, Akamai, Motorola, and Trax. The company’s share of the project is 50%.
Haifa’s Matam Park – Israel’s largest hi-tech and business park, with 268,000 square meters of built-up space, which is fully leased. Another section is now under construction, with an area of 27,000 square meters and building reserves of an additional 190,000 square meters.
Gav-Yam Herzliya Park – Herzliya Gav-Yam and Herzliya North Gav-Yam, with a total area of 250,000 square meters The parks house the Apple Campus as well as hi-tech and services companies, as well as commercial areas.
Gav-Yam Negev Park in Be’er Sheva – in collaboration with the Ben-Gurion University of the Negev and the Be’er Sheva Municipality. The park is adjacent to the IDF’s new communication corps’ base, which is now under construction. The park has three buildings covering an area of 48,000 square meters, with the fourth building currently under construction.
Gav-Yam Rehovot Park – a biotech and hi-tech park in collaboration with the Weizmann Institute.
Gav-Yam Caesarea Park – On an area of 110 dunams, with 50,000 square meters built up.
Among Gav-Yam’s tenants are leading Israeli and international companies such as Apple, Intel, Elbit Systems, Philips, Microsoft, Google, Yahoo, Amazon, IBM, CERT IL, and more.
Projects Now Development
Matam Park – Matam East Towers –1 – The company is expanding the Matam Park and is building another office building on an area of 27,000 square meters above ground, and 18,000 square meters underground.
Gav-Yam Haifa Bay Logistics Park Haifa Bay – The company is developing an advanced logistics park in Haifa Bay, adjacent to the new port. The first building, with an area of 7,000 square meters, now under construction, has been fully leased. The next building will cover 10,000 square meters and is now in the planning and licensing stages.
Gav Yam Ra’anana 1 Park – The company is now in the planning and licensing phase of the park’s first phase. The park will cover 23,000 square meters above ground and 33,000 square meters underground. This is a “combination transaction, and the company’s share is 69.5%.
Gav Yam Holon 2 Park – The company is now building the park’s second building, over an area of 13,000 square meters above ground, over an underground parking lot of 9,000 square meters. The building has been leased/sold to the MGS Group.
Gav-Yam Negev Park – Building 4 – The company is expanding the Gav-Yam Negev Park and is building another office building on an area of 13,000 square meters.

MATAM – Haifa Science Industries Center Ltd. (50.1%) – owns the rights to Matam Park, as well as land reserves and other properties in Haifa.
