About Avisror Urban Renewal

Avisror Moshe and Sons is a private family construction company and one of the leaders of the Israeli real estate sector. The Company is involved in project entrepreneurship, management, and execution - public buildings, sheltered housing, industrial, business, and office buildings. The Company holds the "C" classification (unrestricted classification) as a contractor registered with the Contractors Registry for the execution of government projects, as well as large and complex infrastructure and development projects.

The Company was founded in 1978 by the Late Moshe Avisror, and today his sons Eli, Jackie, and Yoram are managers. The Late Moshe Avisror served until 2010 as Chairman of the Be’er Sheva Contractors’ Association for 22 years and as a Member of the Presidency of the Bonei Ha’aretz Contractors’ Association. Over time, his professional and business efforts were accorded significant public recognition, thanks to his extensive community activity and contributions to the community that earned him, among other things, the titles “Distinguished Citizen of Be’er Sheva” and “Distinguished Contractor.” He worked intensively for the contractors and the construction sectors and donated to various associations and institutions.
The Company is noted for its stability, financial, and economic strength. Over time, the Company was always careful to conduct itself responsibly and considerately while making decisions that gave it credibility and a reputation among the financial entities that it worked with, among its customers, suppliers, and the entire real estate market – regarding the purchase of land, the initiation of projects and strategic partnerships.
The Company’s construction quality is one of the highest in the market; it specializes in construction with technologies that comply with the ISO 9002 Standard of the Israeli Standards Institute, which ensures quality control, details planning, a standard of quality, and a high level of service awareness. The Company’s team comprises leading professional employees, managers, and engineers.

Reliability, Involvement, and Contribution to the Community
Avisror stresses involvement and contribution to the community and the entire construction sector- Eli Avisror continues in his father’s footsteps and currently holds the position of Chairman of the Negev Contractors Association and President of the Contractors’ Association in Israel. Avisror operates a non-profit organization that is involved in charitable and benevolent activities for rehabilitation patients and people in need and also supports projects for the community. Avisror also provides primary sponsorship to the Be’er Sheva Football Team out of a desire to contribute to the promotion of the sports sector in the city.

Reputation, a Wealth of Experience, and Broad Distribution in the Israeli Real Estate Market
Avisror Moshe and Sons is an entrepreneurial and construction company. It is active in Be’er Sheva, Ashkelon, Ashdod, Yavneh, Rehovot, Rishon LeZion, Be’er Ya’akov, Bnei Brak, Modi’in, Jerusalem, Bat Yam, Petah Tikva, Ramat Hasharon, Tel Aviv (Sde Dov) and more – where it has designed and built many thousands of housing units. The Company focuses on unique projects, unique architectural designs, meticulous quality, advanced construction technologies and the integration of rich technical specifications. In addition, the Company has an experienced commercial arm that is involved in income-yielding real estate projects – “Avisror Center” – which builds and operates commercial and office complexes in strategic locations in various cities such as Be’er Sheva, Beer Ya’akov, Gedera, Ashkelon and more.

Urban Renewal
Avisror Moshe and Sons was among the pioneers in Israel’s urban renewal sector. As of today, the Company plans and executes the construction of thousands of housing units throughout the country. This sector is one of the Company’s growth engines, along with the initiation and implementation of projects in the “price for a tenant,” “target price” and “apartment for rent” route, as well as the initiation and construction of free market construction projects.
Over time, the Company has gained extensive experience and knowledge in the field of execution, in the legal field and in the taxation field, which affords it a relative advantage when dealing with the land owners. The Company is both an entrepreneur and lead contractor, which affords it control over all stages of the process – initiation, planning, planning management, execution, occupancy, and service – all under one roof.
Avisror Moshe and Sons advocates maximum transparency with land owners in urban renewal projects, as well as uniformity and equality of compensation for each rights holder and a high construction standard for all tenants. These efforts help build trust with the housing unit owners and building councils considering carrying out a renewal procedure in their buildings. The Company is extremely sensitive to the weaker, elderly, or special needs population and even provides legal assistance in regulating the tenants’ legal rights (wills/inheritances).

Nationwide Projects
Be’er Sheva
Avisror Moshe and Sons will build a mixed-use evacuation-reconstruction project in collaboration with the Y.H. Dimri Company in the city’s Tobihu-Hazvi compound, which will offer 2,840 new housing units in 7- to 30-story buildings, replacing 406 older housing units that will be demolished. Commercial areas, employment and public buildings, and environmental development are also part of the project. The companies have already signed over 80% of the complex’s residents, and the rate of signing continues to be high.
Another evacuation reconstruction project in Be’er Sheva will be in the Seattle compound (Ringlebloom) between Klausner, Yitzhak Reger Blvd., and Ringlebloom Street, with the Seattle Garden neighborhood park in the center. The project is in collaboration with the Oron Real Estate Company and involves the construction of 980 new housing units in several buildings of varying floors, replacing the 160 existing housing units in older “railway style” and low-rise buildings. The companies have already signed up 70% of the tenants.
The two complexes are awaiting approval by the local planning committees.

Rehovot
Avisror has long since finished the construction and marketing of the 431 West Rehovot project (Kfar Gvirol) involving the evacuation of 86 housing units and the construction of 12 towers on an area of approximately 77 dunams, with 960 housing units. The Company has built the entire neighborhood to a high construction standard, has upgraded infrastructures, built new roads and established parks, kindergartens and public buildings for the well-being of the residents.
Avisror has three additional compounds in Rehovot in its Kiryat Moshe neighborhood. The projects include the construction of 700 housing units, along with commercial areas. The plan for the David Nadav-Gavrilov compound was approved and Avisror has already signed up 80% of the tenants, and the other two compounds’ construction projects have already been approved by the district committee.

Ashdod
Avisror has three building evacuation-reconstruction projects in Ashdod: a project in the Hanasi compound that includes the clearance of 186 housing units and the construction of 1,025 new housing units and commercial and public spaces. In 2018, the project was approved by the Local Authority and is before being deposited with the district committee for planning and construction; The Herzl compound includes the evacuation of 72 housing units and the construction of 324 housingunits, and commercial and public spaces. The project has been approved by the Local Authority and is before discussion for submission to the district committee; the Rav Shauli compound that includes the evacuation of 40 housing units and the construction of 180 housing units, commercial and employment areas. The project is after approval by the Local Authority and is before a discussion for a district deposit.

Jerusalem
Avisror has three urban renewal projects in Jerusalem (through Avisror Keshet Real Estate): The Eretz Hefetz project was approved by the district committee and 198 housing units are planned to replace the older 46 housing units – the project received signatures from 100% of the tenants and was approved by the district committee and is before receipt of a construction permit, in the Costa Rica project 175 older housing units will be vacated, and 740 new housing units are planned to be built in buildings of up to 34 stories, along with commercial and employment areas and public buildings. 100% of the tenants have already signed up, and the project has been approved by the district committee, – the project is the construction permit stages. In addition, Avisror is promoting the signing of a residential building on Horkania Street.

Avisror Moshe and Sons promotes and will continue to promote other urban renewal projects throughout Israel.
