Africa Israel Residences has changed the face of Israel’s housing culture with the creation of its “Savionim” brand, which incorporates residential neighborhoods throughout the country, designed in a “neighborhood that is a city” format. A Savionim neighborhood offers sophisticated community services and a high-level environmental development, providing its residents’ security, peace of mind, and a safe and worthwhile acquisition. Thus, the neighborhood’s attract a quality population and ensure long-term property values.
Over time, the Company has combined focused management and sound financial conduct with a large-scale, high-quality pipeline of projects.
The Savionim Brand
The Savionim brand, which is the house brand of Africa Israel Residences, was born out of an understanding that a client is not only looking for a beautiful home at an attractive price but also added value in the form of quality of life and a splendid residential experience. The Savionim brand is based on the Company’s efforts to build modern neighborhoods, carefully designed to provide its residents a quality community living experience, and not just another isolated building, but neighborhoods with broad public areas, allowing access to community services within walking distance, a quality population and spacious and safe parks for children to play.
The Company’s Savionim neighborhoods are synonymous with quality of life for its residents and quality construction at the highest and most precise standards, with attention paid to every detail. As such, they are still perceived as a factor that, inter alia, has left a mark of change in several cities in the Ono Valley area, the most prominent of which are the more senior neighborhoods of Neve Savion, Or Yehuda and Yehud’s Kiryat Ha’Savionim.
Current and Future Projects
Africa Israel Residences has a backlog of 3,400 housing units for planning and construction throughout the country (including partners’ shares), of which approximately 2,300 housing units are now under construction and being marketed. Subject to its business strategy, the Company is continuously looking for new land for additional residential neighborhoods and expanding its operations, and it will continue to expand its operations in the coming years.
Following are the Company’s four entrepreneurial activity divisions:
1. The Savionim neighborhoods – the flagship brand of Africa Israel Residences – Savionim neighborhoods are located in many cities throughout Israel. The brand name was born in the prestigious Savion neighborhood, which was an inspiration for the brand’s development. In the past year, the Company continued to focus on diversifying the mix of housing units marketed by it under the Savionim brand, alongside marketing in high-demand cities such as Harish, Kfar Yona and Givat Shmuel. Recently, the Company began marketing of the Savionim complex in Rishon Le’Zion, which offers 554 housing units, of which 394 housing units are under the Government’s new housing projects plan (“Mehir Le’Mishtaken”), as well additional stages of the Savionei Ha’Sharon projects in Kfar Yona, Savionei Harish and more, continuing to market under the Government’s new housing projects plan in Herzliya and Shoham, and the Company’s prestigious megaprojects, with two prominent projects in central Jerusalem – the Prophet’s Courtyard and the Savion VIEW.
2. “Mehir Le’Mishtaken” – In addition to establishing the Savionim brand and in line with current market trends, the Company periodically expands its product portfolio by locating new investment and development niches, such as entering the Mehir Le’Mishtaken housing sector in the Galil Yam neighborhood of Herzliya, Rishon Le’Zion, Shoham and Ness Ziona.
3. Long-term rental housing – with the Savionei project in Galil Yam in Herzliya and Shoham. In addition, the Company has acquired land for the construction of a rental housing project in Jerusalem.
4. Urban Renewal – Africa Israel Residences has full ownership of its Africa Urban Renewal subsidiary. This company specializes in promoting evacuation-reconstruction and TAMA 38/2 projects (demolition and reconstruction/evacuation/construction/partial sale combinations, utilization of existing building rights and including rights under TAMA 38, as amended).
Africa Urban Renewal leads the urban renewal field thanks to its vast experience and professional knowledge. The scope of projects being carried out by the company is among the highest in the Israeli market. The company has extensive professional expertise in a wide range of fields, including financing, licensing, engineering and construction, vast financial resources, and high-quality human capital. All this, besides a residents’ service department that is personally involved with the project residents, from its early beginnings, and until after the actual population stage. The company is now marketing 8 TAMA projects (reinforcements) and its first evacuation-reconstruction project in Netanya. Overall, the company is now promoting over 40 projects, in Netanya, Herzliya, Jerusalem, Ramat Gan, Givatayim, Tel Aviv and Be’er Sheva, of which eight projects have already been populated.
